Hi to everyone. I had been following this thread for a while habang nag-iipon ng lakas ng loob ( at funds ) para sa laundry business. I admire the very good and positive sense of community that you guys have, especially the experts and veterans of the business, like ms etten, kb, and mighty thor. Sana maraming pilipino ang ganyan, or maging ganyan.
Ang unang ginagawa ko ngayon ay ang pag scout ng location. Sa kahahanap ko ( ang hirap! ), may nakita akong condo unit na tapos na, but tenants will move in by december accdg to mgmt. But the upper and lower ground floors are commercial, isang unit na lang available sa upper ground, and this May daw ang turnover. The lower ground is to be occupied by a major bank, habang meron nang 3 na magtatayo ng laundry sa upper ground ( 4 kami if ever ). May katabi pa palang old condo ito, na may 3 or apat na laundry shoppes ( 23/kg ? ) na existing sa loob.
30 sqm ang unit, at binebenta sa kin at 22K+ month for two years, then 25K a month afterwards ( after 50k reserv fee ) for seven yrs. Kung magrerenta kasi, so far wala pa kong nakita na below 12k a month na nasa main location. Nate tempt ako ( the inexperienced, naive entrepreneur-wanna-be me ) to try to buy it, thinking na at least sa kin mapupunta yung “renta”. What do you think guys?
Pag tinuloy ko bilhin ( super liit lang po ng pera ko, hehe ), may naisip ako three options to survive paying the amortizations and bankroll a business:
A. ipa lease ko muna sa ibang business ( projected lease rate antay ko pa ) yung unit
B. december nako mag put up ng laundry business pag andun na yung tenants
C. put up ko na ngayon laundry, tapos imarket ko nang husto sa mga resto/motels sa area, at bahala na
si batman, at good luck sa kin ( use credit cards/OPM to buy equipment )I know that you guys can give the best of advices on this, kaya please patulong talaga.
Should I fear that im too bold, mapasubo lang ako at di ko kakayanin, or should i feed my boldness/instinct by thinking “no guts no glory” ?-from entrepreneur forum

kung investment ang purpose mo, tingin ko good deal yan, yun nga lang if you expect na sa laundry mo kukunin ang pangbayad sa amortization ng unit, palagay ko mahihirapan ka. to think na apat na kaagad kayong laundry shop sa bagong condo at ang running price ay 23/kilo?
baka naman sumakit lang ang ulo mo sa dami ng huhulugan mo, kasi bukod pa sa pag amortize mo ng unit mo, you also intend to buy your equipments thru credit card.
pag aralan mo muna ng husto, pero para sa akin, hindi ako sang ayon kung ang amort mo ay mangg@g@ling din sa income ng laundry. 12-15k lang ang dapat na rental ng laundry shops, higher than that dapat institutional clients na ang hawak mo para ma cover ang overhead expense at hindi pwede 30sq.m. lang ang space mo..
Mahirap talaga maghanap ng space, sa totoo lang. Sad

I agree with ms. etten’s view that a P22,000/mo. rental expense may be a bit steep for a laundry biz that’s not into commercial/industrial laundry. May laban pa siguro kung walang kang competition dyan sa condo but with three planning to establish their own laundry shops and there are already existing laundry shops nearby, baka mahirapan ma-recover yung P22,000 monthly amortization.
