yeah, which is the reason why i took it as a blessing in disguise because imagine if i got the place and those people were my landlords? i’m sure i would end up having headaches just the same. :)

Ako naman po ang experience eh parang too good to be true naman…

I’m eyeing a place at P12.5K/mo in an area where foot traffic is high. It’s beside a jeepney terminal, right next to a market, and located in a building housing a major 24/7 convenience store. Water supply and pressure is ok (Manila Water). Plus, the landlady is holding the space for me for the next four (4) weeks at no reservation fee.

‘Yon lang, it’s on the 2/F of the building. I noticed that all the stand-alone laundry shops I have seen so far are all at ground level.

From your experience, what issues or concerns do you think I may encounter given that the space is on the 2/F?

After some bargaining, my rent is now down to P9K… ‘yon lang it’s still on the 2/F as mentioned. My future landlady is giving her all out support with the site construction / renovation and with whatever else she can help me with.

One of my friends, a previous laundry business owner is giving me the thumbs down dahil “…dapat sa ground floor lagi ang laundry.”

if its a condominium, there’s no problem because market is just within the building . now if its just a commercial building without residential units, i’d have second thoughts too. unless its along the road and the laundry is visible to the traffic and with parking space. i don’t want to disappoint you but i think you should think it over. remember “haste makes waste”

Hi, Ms. Etten:

I intended to send you the photos of the 2/F site this afternoon.

However, after a visit to the vicinity of the building this morning, I found a much better place — actually, dati ko pa tinitingnan ‘to. Street-level & ganda kasi doon mismo nakatira ‘yung kalaking primary target market ko plus along a very busy, major city street siya. Neighbors ko are a courier company, three pawnshops, three water stations, one LPG dealer, a vehicle battery store, barber shop, & numerous carinderia + sari-sari stores. Except for one mini backyard laundry shop located along a small side street away from the main road, there is no other competition. (According to one of my friends, ‘di rin daw sila ok maglaba. *big grin*)

The previous tenant (litson manok business) is vacating the space this weekend. ‘Yon lang P17K/mo ang rent (!). Now thinking about it… really, really, really hard. *forehead crunched up*

Pwede ko ba send sa ‘yo photos ng both sites? Oks lang sa ‘kin for you to post the photos para reference material ng iba ring mga newbies tulad ko, club members, and mga site visitors dito… pero pwede in the future na ‘pag tapos na kami mag-contract signing ng future landlady ko? You know… *wink*

May projected income and ROI din akong ginawa in MS Excel format. Kung oks lang, papa-check ko rin sana kung realistic ‘yung figures and assumptions ko… oks din for posting in case may nagre-research on the subject lalo kung close to accurate naman ‘yung computation.

Ikanga… pay it forward, ‘di ba? *smiley* (Maski ‘di pa ‘ko nakakaumpisa. Hehehe!)
